JBird’s Wire: November 2025

🍂 A Note from JBird

Howdy friends!
November in Georgetown brings that sweet mix of crisp mornings (hopefully), stunning sunrises + glowing sunsets, and neighborhoods that feel just a little cozier. Between football games, fall festivals, and the start of holiday season prep, there’s so much happening right here in our little corner of Texas!

Before the twinkle lights go up, I wanted to share the latest market insights, community events, and a few cozy homeowner tips to keep your nest running smoothly.

📊 Market Snapshot: Georgetown, TX

Average Home Price: $539,000
Median Days on Market: 42
Inventory: Slightly up from October, offering buyers more choice heading into the holidays
Interest Rates: Hovering near 6.4% (still lower than last year’s peak)

Buyer Tip: November and December can actually be great months to make your move — competition tends to dip while sellers stay motivated.

Seller Tip: Curb appeal still matters! A festive front porch and tidy landscaping go a long way this time of year.

  • Add layers of texture: Think knit throws, velvet pillows, and woven baskets.
  • Light it up: Warm bulbs and candles can transform your evening mood instantly.
  • Simmer scents: A pot of cinnamon sticks, orange peel, and cloves = instant “home for the holidays.”
  • Host a neighbors’ night in: A simple hot cocoa bar or charcuterie board brings people together effortlessly. Not your vibe? Try a Cranberry Orange Martini!

🍸 Featured Recipe: The JBird Signature Holiday Sip — Cranberry Blood Orange Martini!

A cheerful cocktail that’s sweet, tart, and full of sparkle — just like the holidays in Georgetown!

✨ Ingredients

  • 2 oz vodka (try vanilla or blood orange–infused for depth)
  • 1 oz orange liqueur (Cointreau or Triple Sec)
  • 1 oz fresh blood orange juice
  • ½ oz organic cranberry juice (100% juice, not from concentrate)
  • ½ oz simple syrup
  • Ice

For garnish & prep:

  • Candied cranberries
  • Sugar for rimming the glass
  • Fresh rosemary sprig
  • Blood orange wheel

🍹 Instructions

  1. Candy the cranberries: Simmer ½ cup water and ½ cup sugar until dissolved. Add cranberries, coat, and roll in fine sugar. Let dry 30 minutes.
  2. Rim the glass: Run a blood orange slice around the rim and dip in sugar.
  3. Muddle the magic: In your shaker, muddle 3–4 candied cranberries to infuse their sweetness.
  4. Add ice, vodka, orange liqueur, blood orange juice, organic cranberry juice, and simple syrup.
  5. Shake for about 20 seconds until chilled.
  6. Strain into your sugar-rimmed martini glass.
  7. Garnish with a fresh rosemary sprig and a blood orange wheel.

💫 JBird’s Pro Tip

Before placing your rosemary sprig, gently rub the leaves between your fingers — it releases the natural oils and fills the air with that cozy piney holiday aroma. Guests will notice the fragrance before the first sip!
